Lots will be released for reservation on September 5, 2024. On the date of the release, click on the Purchase a Lot, complete the form and click Submit.
There is a $10,000 deposit due with any reservation agreement. One reservation agreement and one back up reservation agreement will be accepted on each lot in the initial release.
On or around September 20th, we will send you the lot purchase agreement for execution. You will have one business day to sign and return the lot purchase contract package and initiate your wire for the earnest money deposit. The $10,000 reservation deposit will be applied toward the earnest money deposit required for the lot purchase.
Closing will be scheduled on or before September 30, 2024.
If you are working with a local representative or local real estate agent, they can submit the offer form on your behalf and we will communicate directly with your local representative or real estate agent. They will be sent the contract package and we will coordinate directly with them during the contract and closing process.
A co-broker sales commission of 2.5% is offered on these lots. This will be paid to your real estate agent’s brokerage by the Seller at closing.

Due to the limited number of lots, the number of lots that one person or entity can put under a reservation agreement may be limited to 1 lot per person or entity. However, based on the level of interest, there may be opportunities to purchase multiple lots.
Yes, however, in the instance of a company or LLC, the purchase agreement must be signed by an authorized signor of the company, LLC or trust. When completing the online form, please insert the full name of the company, LLC or trust in the first name block and the full name of the officer, managing member or authorized signatory in the last name block.
You will submit your contact information through the online offer form, and we will contact you or your representative or agent via e-mail with the actual reservation agreement and next steps. You will have 24 hours to return the signed reservation agreement and remit the reservation deposit.
If you cannot select the lot that you want from the pull-down menu on the Lot Offer Form, then most likely, that lot is under a reservation agreement and is no longer available. You may consider entering into a back up reservation agreement or you are welcome to consider other lots that may be available. In addition, you can participate in subsequent lot releases.
A back up contract is a binding purchase and sale agreement where the buyer agrees that they are not obligated to close on the lot until they are notified that the primary contract has been terminated. Back up offers and reservations may be accepted at any time. Once the lot sale closes with the primary contract buyer, the back up contract or reservation agreement is automatically terminated. However, if, for any reason, the primary contract should not close or be terminated by either party, the back up contract holder will be notified that they are no longer the back up contract holder and will become the primary contract holder and will be expected to close on the purchase of the lot in accordance with the terms of the purchase and sale agreement.
The Important Documents are available for review. The first release of lots is scheduled for September 5, 2024. The reservation agreement calls for a reservation deposit of $10,000. The purchase and sale agreement calls for an earnest money deposit of 10% of the total lot purchase price. The total lot purchase price includes the sales price of the lot, the water and sewer impact fees and the irrigation system connection fee. You will be notified of the exact amount of deposit due at the time of signing the purchase and sale agreement. The earnest money deposit should be made by wire transfer at the time of signing the purchase and sale agreement. The $10,000 reservation deposit will be applied to the earnest money deposit.
Wiring instructions will be included with the reservation agreement and the lot purchase documents. You will need to call the escrow agent as indicated on the wiring instructions to confirm the account number. It is important that you also include a reference for the lot number with your wire so that the escrow agent can apply the deposit to your purchase agreement.

The annual dues are $2,340 and they are paid quarterly in the amount of $585.00 per quarter. The homeowners association is responsible for the management and maintenance of the common areas in Watersound Origins, including the roads, streetlights, common area landscaping and irrigation, stormwater conveyance and facilities.
In addition, the Association dues include a monthly fee for irrigation water used on your lot. Maintenance of the irrigation system installed on your lot is not included in the Association dues. Your association dues include an amenity fee which allows for access to the Village Commons amenities, and the Origins golf course and the dock on Lake Powell which are operated by Watersound Club.
